An interior renovation of an 850 SQFT one bedroom unit located on the second floor of a prewar multi-family elevator dwelling built in 1942. The co-op building resides within the West End Collegiate historic district of New York City which meant we were regulated to not only the parameters set by the New York City’s Department of Buildings, but also the guidelines of New York City’s Landmarks Preservation Commission. Additionally, we were subjected to a strict alteration agreement between our client and his co-op board which included a building architect reviewing our work. Satisfying (4) parties with the client’s best interests in mind ultimately established the major challenge on this project and its design. The overall goal was to reconfigure and design the kitchen and bathroom to create a more practical and functional space from its current condition and arrangement. The scope also required us to update all the finishes, plumbing, and lighting of the other spaces comprising of a bedroom, living room, dining room, and foyer. In the end the result was a fully renovated apartment, rearranged bathroom, and kitchen with all new fixtures. We also were able to design and create a large opening between the kitchen and living room that opened the space creating a less segregated apartment. A wine rack was designed to replace built in shelving in the dining room and we visualized an entry bench that would have storage for coats and all the client’s dog walking needs.
